We do charge extra for double closings with two separate title companies.

Note: For Transactional Funding where you don’t need pass through funding, we can do those in approximately 24 hours as well.

Earnest Money Funding: Approval without credit checks, bank statements, or tax returns

To secure the Earnest Money Deposit (EMD), we require a 5% upfront deposit with a minimum of $250. This deposit is non-refundable but will be credited towards the fees if the deal successfully goes through. The paperwork on fees will reflect the difference between the initial deposit and the overall fee. Consider this fee as your commitment and confidence in the deal, demonstrating your "skin in the game." Additionally, this amount contributes to compensating for our time spent underwriting the deals. We specialize in earnest money funding up to $100,000. We will need to see all contracts A-B, B-C, etc.
